Two Bedroom Garden Annexe

As a rule of thumb a two bedroom Garden Annexe is usually required as a home for an elderly relative. Granny or grandad!

The obvious benefits of this is the reduction of isolation for an elderly relative. Also, being nearer to loved ones if health issues are a concern. This has significant benefits too. Being able to provide better care for your loved one/s. And potentially reduce the need for a care home in the future.
In this garden annexe case study the opposite happened. Instead of mum moving into her daughters back garden, the daughter moved into mums! Furthermore, we added an extra bedroom for the granddaughter who still lived at home.
Designed to the customer’s specification. It only required a few amendments to pass building regulations. The application sailed through.

Planning permission required:

  • Sleeping in the annexe.
  • Permanent Dwelling

Full building regulations applied:

  • Within a metre of the boundary.
  • Mains and utilities connection.
  • Construction.
  • Part P Certification.

Colour Choices

Lynn chose Colorcoat leather grain galvanised steel in Moorland Green. Adding Anthracite Grey windows and fascias to compliment the cladding. Further more, because the building was within the 1 metre boundary. The building regulation criteria said it had to be fire-proof. So, using steel cladding was an obvious choice. The Big Build

The ground preparation and utilities trench work took two weeks to complete.  But, this can be less depending on the size of your annexe. The Free Site Survey visit will establish this. Julian our customer and retired builder enjoyed helping and getting his hands dirty!
The foundations generally take a day. As a rule, we use screw-pile foundations. These are quick, clean and very efficient.
The erection of the walls, roof and windows take 1-2 days, so the annexe is soon watertight.

Once sealed, the internals of the building can begin. First, the walls and doors go into place and the utilities plumbed in.  Meanwhile, connection of the electrics takes place. Next the kitchen installed.  In this case the kitchen chosen was a handmade hideaway kitchen. Beautifully demonstrated in our video by Julian.

We plaster and skim the garden annexes throughout. Once completed we add the flooring and skirting too. Following on from this the final inspection then takes place. Not only checking the building. But, also that the mains water and foul water connections do pass regulations. The local authority building control surveyor can then issue a certificate. In the mean time, electrics are also tested by our electrician, who issues the Part P certificate. Finally, it is all ready for you to decorate to your own taste.
Due to the weather conditions this stage took two weeks to complete.
